Has your tenant(s) neglected or failed to perform a condition or covenant of your lease or rental agreement? We can prepare a Five-Day Notice to Perform Lease Condition. You will need to describe in detail the lease violation(s) alleged, with citation to each applicable page and paragraph of lease).

THREE-DAY NOTICE TO QUIT FOR NUISANCE, WASTE, ASSIGNING/SUBLETTING, UNLAWFUL BUSINESS, OR DRUG VIOLATION (NRS 40.2514)
This notice advises the tenant that they must vacate the premises within three (3) judicial days after the Date of Service of this notice for the following reason(s) (any/all that apply):

When a tenant does not remedy a 5-Day Perform Lease Notice, 30-Day No-Cause Notice, or 3-Day Notice, you must proceed with serving a 5-Day Unlawful Detainer Notice. Once the 5 days expires and the tenant still has not remedied notice or vacated the premises, you can proceed with the summary eviction filing (lockout) in the Justice Court. Once documents are filed and delivered to the Sheriff, the Sheriff will proceed with the lockout process. For more information, please click HERE.
If your tenant does not remedy the notice or vacate the premises, you can proceed with the summary-eviction process (lockout) by filing the Affidavit of Landlord and supporting documents at the Justice Court. Once the lockout is filed, we proceed with delivering a filed copy and fee to the Sheriff's Office. The Sheriff will contact the Landlord or Landlord's Representative before the lockout. Battle Born Process Service can assist you with this process from start to finish. The Landlord or Landlord Representative must be available at the time of lockout with the Sheriff. Please submit your request for Battle Born Process Service to prepare your Affidavit of Landlord. We will email you the completed Affidavit of Landlord for your review and signature. We will NOT need originals for courts in Reno, Sparks, Las Vegas, and Henderson. You can sign, scan and email a copy to our office. We will need to arrange to get the original from you for any other court in Nevada.
Please use this request if you served your tenant a 7-Day Non-Payment Notice and the tenant did not pay or vacate.
Please use this request if you served your tenant a 3/5/30 Day Notice and the tenant did not cure the notice or vacate.

Deputy will contact you between 9:00 a.m. - 10:00 a.m. the day of the scheduled lock-out to set-up a time to meet. If you are not available, the eviction CAN NOT BE COMPLETED OR POSTPONED.
N. Las Vegas Constable:
Once the Constable receives the order from court, the eviction notice will be posted the next business day and the Constable will lockout the property the following business day. On the day of the lockout, the deputy will contact you no later than 11:00 am to schedule the lock change.
